January 2016 Boise Median Home Price:  $210,269

Boise ID home values continue to rise in 2015 compared to 2014. Comparing each year through November, the average sale price rose 4.1 percent from $234,730 to $244,345. In the same comparison, the median sale price for existing homes rose 8.05 percent from $185,000 to $199,900 for existing homes. The median price for new construction declined 10.92 percent from $313,512 to $282,637. In November, the median price of a home sold in the metro area was $216,712. Note the graph and you will see that current list prices are as high as they have been in a year.
January 2016 Inventory:  2.41 Months

November brought no relief to the Boise housing market. Boise home shoppers continue to find a very crowded market. Home sales declined, but the inventory of homes put on the market couldn’t keep up with demand. 331 homes were sold this month. September inventory decreased to 1.68 months. A six-month inventory generally indicates a balanced market, and a number below indicates a seller’s market.

The total days on market declined to 15 days, from 22 days in October. Active residential listings numbered 779 at the end of November.
